£100m hotel plan unveiled to deliver Edinburgh's Princes Street

Hotel giant Ruby is opening its first hotel in Scotland in 2026 under plans to open an Edinburgh-based hotel on Princes Street.

Hunter REIM and Ruby Hotels made the proposal last year during a major public engagement involving two major consultation sessions and is the last major department store vacancy on Princes St to be undergoing refurbishment.

Munich hotel brand Lean Luxury has applied for offers for a 300-room hotel that will be part of a seven-story Hunter REIM development and will also have ground-level retail spaces and a rooftop bar home to High Street retailers Next and Zara.
